On August 9, 2024, Somervell County Commissioners Court had an item to request the City of Glen Rose Town Council to change the zoning on the Expo from industrial to special use permit with the following uses: events, music festivals, shows, convention and other entertainment facilities. City of Glen Rose considered this request on 9/10/2024
On August 12, 2024 at Somervell County Commissioners Court, there were 3 bids at lower or different amounts. One of these was AJ Real Estate Investments with 2 different amount bids. Note that AJ Real Estate Investments are the entity that bought the Texas Amphitheater

As of August 19, 2024, there were 3 additional bids in to the Somervell County Commissioners Court

Realtor of record dealt with appraisal of property, discussion of how much the realtor of record (Bill Vineyard) gets. There was an executive session meeting, which does not have any attachment, but the commissioners took action to move forward on the contract for A J (2nd part is after the executive session, moving forward with A J -4 for 1 against.
At some point GRISD or maybe it was Somervell County Commissioners Court, realized that GRISD had made an interlocal agreement with Somervell County regarding the Expo Center, with first right of refusal when it might be considered to be sold. Possibly GRISD realized this at or before the Sept 16 meeting; by Sept 19, the Superintendent had written a letter for review to the County regarding the right of refusal.
Sept 16, 2024 meeting of the Glen Rose ISD board meeting

5. CLOSED SESSION |
5.A. The board may enter into closed session for real property deliberations (TX GOV’T CODE 551.072) |
Critical part here is whether the potential new owners would allow GRISD to maintain their first right of refusal to the Expo. About days
Rough draft
We’ve been talking about this for awhile, whether individually or as a board, about what to do, whether we want to purchase that or what that looks like. Invited Arlene or Arturo. … due diligence. … best things for our kids first and then secondly for the community.
The Sept 19, 2024 GRISD board meeting said
3.A. Consider Ratification of the Superintendent’s Letter to County Judge Chambers Exercising the District’s Option to Purchase the Somervell County Expo Center Pursuant to the Same Terms and Conditions Contained in the August 19, 2024 Commercial Contract – Improved Property Between Somervell County as Seller and AJ Real Estate Investments, LLC as Buyer.
Somervell County Commissioners Court has a meeting coming up this Monday 9/21/2024 in which there is at least one agenda item regarding this “Discuss/take action to receive letter and contract from GRISD pertaining to Somervell County Expo Center so that they can become public record”. Will be interesting to hear what is said and also what is on Dr Overbo’s letter to the county to see a *contract*? So far as I can see there has been no bid on the agenda FROM GRISD. Is it that since they have first right of refusal, they can just put some money out there regardless of the amount and they win, regardless of other bids? The letter referenced above wants the same terms and conditions as offered to A J Real Estate.
